I was quoted in the local newspaper today about the tax credit expiring and how it’s effected our local economy and housing market. Here’s what I said. Link to full story
“It’s kind of a mad rush right now for everybody to get that tax credit,” said Joey Marino, a Realtor for Whipple Financial Services (supposed to be Whipple Realty, that’s our sister company) in Perry Township, who adds that his sales are 50 percent higher than a few months ago as home prices start to rise in the township areas outside of Canton. “I have people calling me, saying they want a contract by the end of April 30th. … I’m selling a majority of my properties right now.”
And it’s true. We are seeing a lot of activity. I think the market is on a rebound and we’ve seen the end of the downward moving prices. Now that the credit has expired, we may see a drop off in sales, but if people still continue to purchase, I think this economy could turn around completely

What a difference a good picture can make to your listing

Many times I am browsing the new listings on the MLS and it just appears that some agents (or agent’s assistants) don’t seem to care about the way their listing’s pictures look. One of the most important factors about marketing a home is the presentation of that property. Take a look at the following example of the huge impact a good picture can have on a property’s presentation.
What are the main differences between the two pictures?
- The better picture is bright and sunny with blue skies.
Buying a home is an emotional process, making the first impression of the home inviting and warm is important. - The better picture shows the homes width and depth. This gives the home more apparent size and thus adding value immediately.
- The first picture has what looks like a dead tree and grass in the front yard. This gives it a more gloomy look. It’s not the home’s fault this is how it looks, the season is changing and plants haven’t had any warmth or sunlight to grow. Taking pictures that don’t show these problems (that aren’t really there) you aren’t hiding the facts but giving the home a better representation.
If you are a seller, having a Realtor that knows how to take good pictures, has the quality equipment to do so, and understands the importance of good presentation is important. Take a look at your perspective agent’s listing photos and see if they will put the time and effort into presenting your home in it’s best light.
Military Extension of Home Buyer Tax Credit

If you or someone you know has been on extended active duty in a foreign country, they may have an extra year for the home buyer tax credit deadline.
For qualified service members who are ordered on a period of official extended duty , these deadline dates are extended for one year. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.
“Official extended duty” means any period of extended duty outside of the United States for at least 90 days during the period beginning after December 31, 2008 and ending before May 1, 2010.

The 3 P’s of Real Estate

Many agents only do the 3 P’s when they list a home.
- Put a sign in the yard
- Put it in the MLS
- Pray.
This is the old way of thinking. I have my degree in Computer Science and Web Development, so I understand the internet. It’s a well-known fact that most people today use the internet to search for homes.
- I take my listings a hundred steps further and get each of my listings on more web sites than anyone has ever tried.
- I have large social networks of potential buyers that I market to. I have unique tools driving loads of buyer traffic to my site where I have my listings featured.
- I get my listings to the top of the search engines for certain key words.
- I give my listings the most exposure possible and it’s always expanding.
- I am revolutionizing the way real estate marketing is done, not only here in Stark County, but the nation and the world.
Ohioans Pay Less for Homeowners Insurance than Nation

The average homeowner’s insurance in Ohio for 2007 was only $548, while the national average was at 816. This again helps prove Ohio is a cheaper place to live!

Akron Ohio Among Top 10 Cities to Buy a Home on Today Show

If you watched the Today Show this morning you would have seen Barbara Corcoran, a real estate consultant, mention Akron Ohio as one of the top 10 cities to buy a home. Reasons she mentions are the median price is 10% less than 2007, and great jobs are moving into the area. Akron’s sister cities Canton and Massillon are less than a 30 minute drive and offer even better pricing and an easy commute. View the video below.

Home Buyer Tax Credit Extended!!

Well, we can’t call it the “$8000 First Time Home Buyer tax credit” anymore, but it’s been extended till April 30th 2010 and expanded to include current home owners looking to buy again! You don’t have to close by April 30th, just have a binding contract by that date and close by June 30th, 2010.
Who Qualifies
First Time home buyers can qualify up to $8000 if they:
- haven’t owned a home in the last three years
- make less than $125,000 individually or $225,000 as a couple (you may qualify for part of the credit if you make more)
- buy a primary residence that costs $800,000 or less
Current home owners can qualify up to $6500 if they:
- lived in their primary residence for five concurrent years out of the past eight
- meet the same income thresholds as first-time buyers
Military Service Members:
- Members of the U.S. armed forces, military intelligence, or foreign service on qualified extended duty get an extra year to take either credit. And if you or your spouse has been deployed overseas for 90 days or more in 2008 or 2009, you have until April 30, 2011 to claim the tax credit.
Caveats:
- You’ll need to stay in your new home as your primary residence for three years.
- You can’t buy your home from a family member.
- If your spouse has owned a home before, you will qualify for the $6500 credit.
- Many members of congress say this the LAST tax credit for home buyers we will see in a long time.
The National Association of Realtors says first-time buyers accounted for more than 45 percent of home sales in the past year. If we see those kinds of numbers for 2010, I believe we could really see a huge impact on the market and possibly work towards a speedy recovery.
